Hello again! Today we are going to talk about how to sell your house...
First thing is to call a Realtor, like me, to get a comparative market analysis on your house. This is a report that will tell you what you can possibly sell your house for. The Realtor should use homes that are close in square footage and the same style. They should also be within a mile of your house.
After your talked to a Realtor and decided who you are going to use to list your house, get your house in selling shape. Meaning, take down all photos of yourself and family. De-clutter everywhere! Start packing and paint if you need to. Your Realtor should have a staging person that they use to bring in and stage your house. Staging is essential in selling a house. The stager will come in and tell you what needs to be taken out or moved around. They will also tell you if you need to paint a certain thing or area. A stager will get your house sold quicker and will make your house amazing! I have a stager that I use and I pay her directly, so there is no out of pocket expense for the seller. Cell phone photos do not do a house justice. A good photographer will know how to get the lighting and angle just right so the photos play up the details of the house. They should take pictures of the inside and outside of the house. They should play up its best features and display them.
Next is all your Realtor...He or She will them post the house as for sale in their MLS and display the pictures. They should also market your house to everyone and everywhere. Not just the MLS. They should talk to everyone about your house and set up as many showings as they can with little restrictions. They should also hold an open house. As many as it takes to get the house sold. If your Realtor has a great marketing plan for your house, and it is proceed right, it will sell quickly.
Your Realtor should also share positive and negative feedback with you, so that any changes that need to be made can be done quickly. When the offers are submitted, your Realtor should contact you within 15 minutes to let you know and set up a time to go over the offer with you. After the contract is accepted a whole new round of things start....
